Legal Question in Landlord & Tenant Law in Pennsylvania

Am I, being a landlord in Bucks County, Pennsylvania, liable for damages to others' personal property or neighbors' injuries caused by my tenants? Thank you very much.

Generally the answer is no. You cannot be held liable unless the damage occurred on the common areas of the building or occurred because you were negligent in some way. For example, if an accident occurred on your parking lot because you didn't remove ice or snow in a timely manner, you can be held liable, even though you were not involved in the accident. If the property damage was caused solely by the physical actions or negligence of the tenant, within the rented property, I don't see how you could be held liable. Especially if you had no prior notice of the condition or activity that led to the damage.
