my lease expires in 3 months but i am moving out of the unit next month. my landlord ended the lease on this month in a letter due to the fact that we where late with the rent so we went ahead and got a new place but now he is saying that if we move out early that we have to pay extra or even stay until the lease is up. could he force us to stay or even make us pay even though he ended it on the 16th of june?

He cannot force you to stay. He can probably charge you for the remaining months on the lease unless he is able to re-lease the property quickly. If you didn't intend to leave early, but are only leaving because he terminated the lease, there is a question as to whether he can make you pay for the extra months. It all depends on what the lease says. You have the option of leaving, not paying, and waiting to see if he sues you in small claims court. He can not prevent you from leaving, without a court order.
