If your lease has expired, you leave if you do not want to stay in the property any longer. If you wish to stay on the property, your landlord may want you to sign a new lease. In which case you sign a new lease. If you don't want to sign a new lease and your landlord does not ask you to, then you become a holdover tenant on a month-to-month basis. All your other lease provisions are still governed by your old lease but your tenancy converts from a 1 year period to a month-to-month. Which means that the landlord can send you a letter at any time to get out or sign a new lease.
