Legal Question in Landlord & Tenant Law in Pennsylvania

I am renting a house, i had roommates move in on the condition they would help with bills. The landlord said it was okay. They were not on the lease. They did not help with bills at all, and owe me about $700. When i began questioning them about when they would help, they moved out without notice, and left most of their things behind. I have tried many times to contact them, and none were successful. I have no idea where they are even living. They also left the room they were staying in a complete mess. What can i legally do with their stuff if i can not contact them to come and get it? Thank you.

It sounds like they abandoned their stuff. If you have made a good faith effort to find them, and document that effort, (send them a letter to your address and see if its forwarded). After 30 days, I think you can with the property as you please. You are not a warehouseman and never promised to store their stuff. If you do find them you should sue them in your local district justice court (small claims court).
