Articles of Agreement and an estate

My fiancee's grandmother passed away last year and we would like to buy her house. We are having trouble getting financing. If the executors do an article of agreement with us, will they be able to close the estate?

It is my understanding that the estate is closed after all the assets are distributed to the beneficiaries. I dont understand why this would cause financing problems. If you qualify for a mtg., the estate can can enter into a contract to sell the house to you. If you present the contract to a mtg. company, it is no different than presenting a contract from any other buyer.
