Legal Question in Real Estate Law in Pennsylvania

deed on house

My uncle 84, has signed his house over to me his niece. I am also his POA. Now his other nephew is putting in a new furnace and windows at his house. He told me they are just doing this for him and IF or WHEN he should sell his house, he can pay them back if he wants. He did all this with out my knowledge. (he did not tell them he signed the house over to me) I want to know If I am obligated to honor his verbal aggrement or to pay for these improvements. Thanks so much.

Well the fact that your your uncle's Agent (A POA is a document not a person!) is nice but has nothing to do with anything.

Its not clear what you mean by he "signed over" the property. Did he execute and new deed and file it? Do you realize the tax consequences of that?

So I assume he, uncle, can pay the nephew back "if he wants" that's and interesting agreement. So who is going to say whether uncle wants to pay anyone. Doesn't sound like he is trying to obligate you but who can tell.
