Failure to assign mortgage

A mortgage was agreed to between myself and a contractor. The contractor failed to assign the mortgage to the financing co they used. There is now a lien against the property from the contractor, but the loan was satisfied to this financial institution. Contractor is now out of business and nowhere to be found to assist in clearing the lien. I understand I need to file a quiet satisfaction or something like this, but what are my legal rights? The mortgage was recorded in 2004.

Quiet title action may be the only way to go.
