Legal Question in Real Estate Law in Pennsylvania

hello,i was selling a house to a couple,i put there name on the deed,and i am the holding the morgage.they have sense divorced,and the husband is living there.with late and missed payments.as of 2005 short payments and only 1600. in 3- 2006 nothing sence.does'nt even call. the taxes are in with morgage, i pay for home owers ins. is there any way to forclose on this person? from what i hear he's also starting to let the house go,as far as not fixing things that need to be fix.both husband and wife still share the deed.now i pay taxes and ins. as i get nothing from him,and who knows what it will cost me after he leaves.what type of lawyer do i looked for and will it costs me alot of money to solve this problem?i guess he just thinks he can live there forever without paying. thankyou

You should contact a local law firm that does lots of mortgage foreclosures, because they will know best how to handle your foreclosure.

You will need full and accurate records of the payments you have received, any notices you have given to or received from the borrowers, and the expenses you have incurred, such as the insurance and real property taxes and any others.

If you check local newspapers' legal notices, you will see foreclosure notices. That would be a starting point in looking for foreclosure attorneys.

You should contact an attorney preferably one familiar with real estate. You should get legal help as soon as possible before your property suffers further possible damage.
