Legal Question in Real Estate Law in Pennsylvania

hi im lukas.i bought house in Philadelphia, my settlement was on December 27 2012, and the real estate agent gave me and to the seller letter called "post settlement possession addendum agreement of sale".this document says that seller can stay in house for 30 days.yesterday was last day for that person to be in my new house,so now he is staying there illegally,.What sould I do to move him out????

You received terrible advice. You never allow the seller to stay at the house after you purchase it. Make them pay rent to you now. If you want to speak further my number is 2152668544.
