Legal Question in Real Estate Law in Pennsylvania

I haven't made any motgage payments for 12 months and moved out of the house 2 months ago with the intent to let the mortgage holder foreclose. When I went to check on the house, I found that a pipe had burst and there is a lot of damage. The last communication I had from the mortgage company was a referral to a company that offers options and programs to help me save my house, so I assume they haven't started the foreclosure process yet. If I don't fix the damage (for which I don't have the money) can they sue me when they foreclose?

If the bank has to do the repairs they will add that to the cost of foreclosure. So you will have to pay but it probably won't be a separate lawsuit.
