Mother wants to remove daughter's name from deed

My parents bought the farm we live on approx. 45yrs. ago. My father died 30 yrs. ago. I am an only child and have lived on this farm my entire life. I have been married 24 yrs. My husband and I lived with my mother for several yrs. after we were married. We then put a trailer in on the property were we lived for 5 yrs. We then moved back to the original farmhouse and my mother moved to our trailer. We had to remodeled the entire downstairs of the house because of the animals she had kept in it. A couple years later she added my name to the farm's deed so we could make more improvements that required my name to be on the deed. My husband and I also remodeled the old barn so that we could operate a dairy farm and we farmed the land until about 8 years ago. At this time she started selling off land. We now have about 30 acres remaining. This land includes the original house that we live in, a trailer our son lives in, and a small home that my mother built for herself. She has payed the taxes on the land because she gets a senior citizen rebate. She now wants to sell the remaining land. I won't sign because we don't want to lose access to our only water supply. She is now trying to remove my name from the deed. Can she do this?

NO....she legally can't, but it won't stop her from trying to sell the land to some unsuspecting fool, who in turn you will need to sue and spend outrageous court fees on to remove from your land.

If your name is on the deed for the entire farm property, including the bar, access to the water supply and the acreage that was being sold, your signature would be needed on any deed selling the whole or part of the property. You are not obligated to sign any deed unless you want to.

If the deed that added your name gives you only limited rights, then it may be possible for your mother to change the title/legal ownership of the farm. You should consult with a local real estate attorney to make sure that you are a full co-owner and the nature of your rights.
