Legal Question in Real Estate Law in Pennsylvania

property dispute

There is a strip of land between two properties not included by there property lines. My father owned and used this strip for firewood, cleaned the trash dump that was on it, hunting and such since 1939,when he passed in 1995 , I purchased it and cleared an area for parking and storage as our property adjoins the side of this strip. Our lane is on it. I filed a quit claim in December. I have since found that there was a deed error about a hundred years ago , 80 degrees changed to 8 degrees. The property with the error has changed hands 3 times with the property being surveyed every time with the mistake being duplicated each time. We brought to there attention before filing a quit claim. Do we have any claim to that property ? Our family has used and maintained it for almost 70 years, with noone saying anything. What would you advise ?

Re: property dispute

Sounds like your claim may fall under adverse possession. You used the land for over 21 years. The use was visible and hostile to the land holder of record. In addition you have the error in the deed description.

Its probably best to get an attorney to review all this and file the appropriate quit title action.
