removing a name from a deed

Is there any way to get names off of a deed? I have an elderly friend who has both daughters listed after her on her deed as joint tenants with the right of surviorship not as tenants in common. One daughter would sign off, no problem, the other won't and she's the one that my friend wants off the deed. She's a gold digger who has done nothing for her mother and she won't sign off on the deed because she wants the money. The home is a c9ondo in a gated community, 55 and over. It is paid for, no mortgage on it. Is there something that can be done to get another deed with just the ownrs name on it. Hope you can help. The owner went to a lawyer and they said nothing could be done. Any words of wisdom? Thank you!

Unless all parties sign the deed, the name will not be removed.A legal action must be filed thatwould establish that the transfer took place under a trust relationship. The Court could force the removal of an ownership interest.
