birth mother trying to rob me & brother disabled .

my aunt was named gaurdian,trustee & executor in my fathers will and given permission to sell any property or make investments & changes as she sees fit to the property & estate.my brother who is 44 years old has brain damage, we each received 1 house each at his death. the deeds were in our names and my dads. i sold my house & paid dads debts to keep the house my brother now lives in.its 20 years now. me and my aunt are close so we didnt put anything in writing since she was executor. she wants to put my name on the deed now & my brother will live w/me. & i want to move into my dads house i paid for it. our problem is that we let my birth mother who lost custody of us for being unfit when i was only 12 {now 50] move in to help my older brother with him . he passed away this summer.she has destroyed the house.1/2 the electric does not work,it s not safe. there is extreme damage.what rights do we have to tell her to move?she has no right to the propertythey were divorced 25 yrs at his death. she takes all my brothers money & wants to place him for good ,sell the house & move with the money. what are my rights to get the money back i paid since i cant live there.she's acting like its her house & i'm not allowed in.shes mentally ill

Your situation is very complicated. You should schedule an appointment with an attorney. I am not clear as to whose name is on the deed of the house but in any event the owner of the house can have your mother removed through appropriate legal proceedings.
