Good Day, Attorney!

The Unit of our tenant apparently houses all the Meralco metres in the building and Meralco has issued disconnection for their metres.

Our first problem is that they closed the unit a month ago, and meralco has no access reading the metres. Second, their rental deposit can no longer cover their Meralco bill since it has already exceeded,Third, they are still paid with the rental unit until January 27, 2012.The tenant is not communicating with us. What should we do? Thanks in advance.

Make a formal demand by way of a written letter for them to pay their arrears and to surrender the peaceful possession and occupation of the leased premises. Give the tenant a limited time such as 5 days from receipt of the letter. If you can still find the tenant send it personally and if not send it to any address known to you by registered mail. Then seek the assistance of the barangay so you can open the premises.
