Legal Question in Real Estate Law in Philippines

Hello.

Please give me advice. I am now responsible for our farm. When my mother was alive she asked a relative to take care of our land, this relative is renting the farm, he is the one who paid the taxes in 1998-2003. This relative is asking the farmers to pay him the contribution since he�s the one paying the taxes, the farmers are paying him sacks of rice and this relative is also paying us sacks of rice.

Since 2004 upto 2009 this relative has not paid the tax. To make the story short, this relative isn�t honest... I want to be the one responsible for our farm, so I don�t want this relative to rent the farm anymore, there was no contract, no written agreement. He said he has planted trees, and wishes me to pay him for the trees he has planted, does he have the right to say that? What does the law say about it? It�s our land, but it�s his plants, can he just cut the trees he has planted? Since it was my mother who knew about the trees in the farm, I don�t know really where are those trees that was already there before this relative rented the farm.

This relative is also telling the farmers not to plant anything (they have personal issues) what does the law say about it? Can the farmers plant fruits/trees if I give them permission even if someone is renting the land?

It was not clear whether this relatives has been paying you some consideration. You can demand the return of the property.
