i rented out a building to a company that signed a 5 year contract. This company up and left everything in the place over 3 months ago. can i rent out this building. and can i keep what they left behind.

Assuming that this is a commercial and NOT a Residential rental, the short answer is yes you can re-rent the location as three months certainly constitutes abandonment and you can retake possession. Generally, the written lease ("contract") that you had with this tenant would state that you are entitled to re-enter and take the premises in 7 days and that you can take and dispose of all property left after the Tenant vacates the premises. If your lease does not contain provision sconcerning abandonment and disposal of property left behind, then it is a poorly drafted lease and you need to have a new lease written.
