Changing a land deed

Could you tell me the procedure to go about changing a land deed. My mother owns 40 acres and wants to give us a portion so we can build a house on this land. Do you know the cost to do this?

Anticipate $150 for preparation of deed and certificate of valuation, plus transfer fees to Register of Deeds ( I believe 50 cents per thousand dollar value; call the register of deeds in your county to nail down that expense.

You should also get a surveyor out there to mark off the land.

Before doing this, I would strongly advise having a preliminary title opinion done

by a local title company to insure there are no hidden title problems. This is critical to protect your

investment.
