Legal Question in Criminal Law in Texas

My father died 6months ago and there was no will. My father only had two children my sister and I. We have filled a affidiant of heirship. The property my father had is what he bought when he was married to my mother which deceased in 1999. My stepmother will not sign a Quit Claim Deed but didnt purchase property with my father. Which we also found out their marriage was voided because she was married to someone else when she married my father and didnt get a divorce from her first husband until 2 years after my fathers marriage to her. Her and father have not been together in 10 or more years. Since their separation she has been living with another man which she sometimes goes by his last name. Can me and my sister sell my fathers property without a Quit Claim Deed?
