Who's name is on the mobile home? It has a title. Your parents paid for it but you don't say whose name the title is in. That is important.

In a divorce all community debts and assets are "on the table".

A mobile home is a home but it is also on wheels. It depreciates. So it would be relevant to know how old it is and how likely it is that it could be moved without damaging it.

In reality, normally mobile homes cannot be moved so the party keeping it on their column in the property division gives up something to equalize.

I hope this is helpful.
