release of claims and liability

I sold a dog to a person in Las Vegas who has found out that the dog has a hereitary defect. She is keeping the dog & has agreed to a refund of $500.00. What do I need to have her sign as to a release of future claims and liability?

In Texas, there is no cause of action for a dog, so I am not understanding your facts.
