Legal Question in Legal Ethics in Texas

I lease a building in Downtown Austin Texas. I have had a nightclub open for 21 months now and have put roughly 800,000.00 into building the business and equipment and promoting etc. Well I went to the city to get a remodel permit for the patio and found that the patio was illegally added to the building as well and both side a dance hall and a lounge have not been issued remodel permits since 1987 and have now also be declared illegal. Can one I walk away from the lease? and two can I hold the landlord responsible for all the money I've put into a building that was Illegal when I rented it?
