Legal Question in Real Estate Law in Texas

Me and my brother want to sell a city lot that is in my deceased mother's name. There are 6 siblings in all. None care about the lot or the sale or the money. It is not worth very much. We have a buyer, but need to know what forms we need to be legal, and have the deed changed to the new owners name with a clear title, without getting the signatures of all siblings, as we are scattered. Did your mother have a will? Has she been dead for more than four years? Are there any debts of her estate? There are a number of different scenarios, but this is a doable project. Assuming no will, no debt, all children will have to sign off. Feel free to call or email if you want to discuss this further.
