Legal Question in Real Estate Law in Texas

deceased title owner

Hi...my mom died in 2005. The title to the land she owns is still in her name. She left no will. I do pay the property taxes. I have unwanted nieces living in the small shack for the past 5 months. They pay nothing but, their own bills. Again, I pay the property taxes. Who is entitled to the land and how can I get the land in my name because all the family agrees to me owning the land but, what is my next step. I need a lawyer here in San Antonio, Texas?

You should file for probate (if there is a will), or file appropriate intestacy documents if there is no will. The heirs of your mother (spouse and children) would need to agree on the disposition.
