How long is a court appointed guardianship last?

My grandfather left to 6 grandchildren 132 acres of land to be divided 1/6th to each. At the time of his death 5 children were minors, my dad applied for and was granted guardianship for the minor's legal interests. We are now all adults and I now have moved on the property in an old farmhouse. I want to fix it up but want to know who is legally the land owner. I don't want to put money into something my father can take away from me or force my family out if something should happen to me. He dislikes my wife and we are having problems over evicting a non-relative tenant also on the property. Who has the legal rights here? The property has never been divided.

Blanco is a small town and it is the County Seat. Why don't you go to the courthouse and ask the court clerk to see the court's file and read the orders. I suspect you and five other people are the owners and since it is not divided, you are risking money when you improve any particular portion of the property. You might want to PARTITION the property and take about 22 acres of property for yourself (and each of them will get about the same), but be careful, if you do it wrong, you could be landlocked and not have access to your property. Go look at the file, make copies if you need to and find a local lawyer familiar with real estate. They can generally be found near title companies.
