misrepresented commercial lease

I signed a lease for a bar, but have learned that the property is not zoned to be a bar. Can I file a claim to recover the money invested in the poperty?

Possibly. Depending on your paperwork (have an attorney review), you may have grounds based on landlord's warranties or the implied warranty of fitness for a particular purpose.
