Mrs. Brown (age 85) died intestate. She had no parents nor spouse. She had never had siblings nor children. In her final days, doctors sought out next of kin (five cousins, ages 84 down to 76) to make medical decisions. Appraisal on her home is ca. $23,000. She left a hand printed unsigned note expressing her wish that her property go to a nationwide charity that she supported regularly.. Son of a deceased cousin was to have everything inside and outside the house. Where do we go from here?

tell the nationwide charity to seek ownership OR prepare a declaration of heirship and sell thru probate Court..get a probate lawyer in your area
