Legal Question in Real Estate Law in Texas

I purchased a resale property from the county (in Texas) last month. I now discover that the man next door has been using the property as access to his for over 20 years. He has a shed on it as well. So, in all.... He has been using as a driveway, parking spot, mailbox is there, fence and a shed. He is unaware of my purchase, and as far as I know, he's not even aware the property was seized by the county in 2009 for back taxes since 1989. What can I do to avoid an adverse possession claim? Thanks!

Lots of issues come to mind. But if you have title insurance (not sure since you purchased from the county), then you can contact the title insurance company.
