Legal Question in Real Estate Law in Texas

I am a real estate broker in texas and I am looking for a residential LIMITED SERVICES LISTING AGREEMENT. TREC only has exclusive right to sell and and exclusive agency addendum, that allows the seller to sell the home without a fee. I am representing a flat fee national provider, and there would be legal business for the attorney from FSBO sellers. Please let me know a fee to prepare this agreement, or based on the legal opinion we might be able to use an addendum to the trec form.

I am also looking for an attorney to use to refer to clients who need assistance with strategic default-short sale negotiations assisting sellers with deficiency waivers.
