real estate warranty deed

I'm buying a lake lot from a deceased man, and his widow will be signing the warranty deed. Are there any special requirements by law concerning the transfer by the widow? If so what type of form or requirements are needed to receive a marketable warranty deed ?

you need to make sure that she owns it. GET A TITLE POLICY. This way, if she doesn't own it, you have some protection. Title policies are inexpensive, and the title company can find out if there is a problem with the title.
