How to remove deceased spouse from title

My friends parents own 2 houses and his mother passed away without a will, his dad would like to get the 2 houses in his name only, so that he can do with them what he wants. At this time he wants to leave the two house to two of his children. How do we go about doing this?

There are a number of different ways, depending on the family make up, the estate's assets/liabilities, and the ability of the family to get along. If there was no will, and no estate debt, then the family could file an hiership affidavit and a few deeds to clear title to the house. The deeds could also have a reservation of a life estate for the dad, with the remainder goin g to the children.
