surface owners rights verses mineral owners

we have 10 acres in which the deed calls it a a subdivision we are in the process of building our home when a seismic company wants to test on our property we told them no because when they test is when the house will start coming along and we dont want them in the way ,we got a letter from their lawyer saying that if we dont sign permission they will file a lawsuit which we would have to pay their attorneys fee , as if to threaten us what is our rights in thos matter

You may not own the mineral estate. Have someone look at the title to your property to ascertain your rights and obligations.
