Unwanted Tenant

The tenant has been in this rent house for several years. We want her out of the house, she has been late several times. And has made partial pymts with no late charge money. The house has some plumbing problems and needs air condition service, She is willing to stay in the house, when I told her that it would be several weeks with no water. (she has made other plans for showers etc..) I ask to move, she doesn't have any $$ and has pets. Is eviction my only way to get her out of the house for non payment??

It has been my experience that when I deliver the 3-day notice to move (which is required before evicting), that the tenant moves. They usually don't want to go through the embarrassment of the court hearing. If you have to evict, it should only cost you around $75 filing fee and will take a total of a few weeks to get the tenant out. All of the instructions are at the local office of the justice of the peace. If you want to email me, I will be glad to email back a sample 3-day notice.
