Legal Question in Wills and Trusts in Texas

my husband and I have two grown children that are married with their own families. They are not interested in our property. We need a will but do not want it contested if we leave our property to someone other than the children. Is this possible? We want to leave personal items to them but our animals, and land they will only sell. What do we need to do? Wills are so expensive to have a lawyer draw up.
