Legal Question in Wills and Trusts in Texas
Warranty Deed
My father issued a Warranty Deed for some land to my 2 siblings and myself. Does this mean we jointly own it? If so is it mandatory that the land be surveyed and divided? To be divided must this be agreed upon my all 3 joint owners?

Most likely, you all have an interest in the property. You can petition the court in your jurisdiction to partition the property (expensive) or you all can agree to sell it together, either to one of the three of you, or to a third party (inexpensive).
