Legal Question in Disability Law in Utah

I obtained a loan for my parents and the contract required them to pay it back when they sold their home. Their home is now on the market and they are now indicating that they do not intend to pay back the loan when the home sales. Is there a lien or other action that I can apply to the real property (located in Utah) before it sales that compels them to make payment at closing?

You can ask the parents to allow a lien to be recorded. If the note was notarized and allowed for a lien, it can be recorded. Otherwise you will need a judgment from a court to get an automatic lien.
