If a contract is made for rental or purchase of a small business (building and land) and the landlord passes away, are the heirs still bound by that contract?

If the offer and acceptance have been signed, and the earnest money paid, then the seller passes away the seller's interest pass to the seller's estate. The personal representative of the estate could be compelled to honor the contract.
