Legal Question in Real Estate Law in Utah

correct form

i'm not sure what the name is or if an actual legal document can be used for my particular situation.

I have a house that i'm wanting to sell but the problem is that i can't sell my house untill i get a written legal form signed from the person that co-signed my house at the time of purchase. that particular person is willing to sign that right to me(to be able to sell my house) but i don't know if there's a document i can use that explains that he gives me the complete ownership of the house for me to sell it. Basically to either take him as the co-signer of the house or to give me consent or right to sell the house. Please let me know what legal document can be used for this matter. Thank you.

Re: correct form

He needs to sign a "quit claim deed" which transfers his ownership to you. It is a form, fill in the legal description and the parties. He will need to sign it in front of a notary public. Then send it to the county recorder to be filed.
