Legal Question in Real Estate Law in Utah

i am living in a home that is being sold at a trustee sale tomorrow. i moved in because a trusted realestate agent was attempting to purchase the home on a short sale. the bank after 3 offers refused the owners freaked out and cancelled their contract .even though the owners agreed to allow us to live in the home free of charge to do some improvments and house sit to insure it would not be vandalized. we have done great home improvements and fell in love with the house but have no credit. do we have any rights to stay. is there any way of financing without any credit. can i file some paper to stop the sale how long can we stay what do i do.

The foreclosure terminates your right to stay in the house. The new owner will be able to ask you to leave, and if you do not you could be evicted, and have to pay the costs of eviction.
