Condo deposit refund

Close to the end of my year lease, my landlord informs me of his decision to have his mother in law move into his condo. At that point I began searching for my own place. I informed him that I was looking, and found one, during the next month, he came to my work place and asked me to sign for 6 months. I told him that I found a place afterwards. To begin my own mortgage work, I needed a release from my contract. which he supplied to me. In talking to him, he states that he would release me, but wanted me to pay rent thru Feb., and I then told him I would not be in the condo at all. I infact left earlier, and did not stay the full month of Jan.07, and originally my lease was up at the end of the month. He is now not releasing my deposit. How can I get this back?

I would need more information about the signed release. If the landord, after signing,made it conditional, this might be a basis for returning the deposit.
