Legal Question in Landlord & Tenant Law in Virginia

Damage from Sprinkler System

I found out that the sprinkler head in the linen closet of my apartment sprung a leak. (The head did not discharge, rather this was a leak from a faulty pipe.) In the closet was stored several thousand dollars worth of sportscards, a portion of which were ruined.

I do not have renters insurance. Would the apartment owners have any liability for the damage? (Perhaps in small claims?) Or am I totally out of luck because I had no insurance?

Thank you for reading and thank you for this site.

Re: Damage from Sprinkler System

Why not spend less than $40 to file your case in small claims court to find out? Merely by filing your case and having the defendant served with papers may result in a settlement offer which you otherwise would not have received.
