Moldy Fridge

We signed a lease starting Nov1 and i turned the walkthru paperwork a day early. WE have a moldy fridge and it sounds like it's going to die any day now. They had the contractor come out and look at it for a professional look. They say the fridge is on special order and we are 18 days into our lease, no the propery manager will not even tak our calls and it's getting expensive to eat out. What can we do?

Send the landlord written notice that if the fridge isn't fixed or replaced by the end of the month, you'll have to deposit next month's rent into a rent escrow account which you will assert with the local general district court.
