In the event a tenant passes away and they have a friend living with them, what is the timeframe to have the friend leave the premises? They are not on the lease agreement.

There is no such time frame; the friend of the deceased lessee who is not on this lease can be required to vacate the premises immediately since this person no longer has any valid claim of right to be there.
