Legal Question in Real Estate Law in Virginia

I want to evict a tenant in Virginia ,living in my basement, I live upstairs. No written contract. I am older with health issues. I need to sell my house.(too many stairs, son in Arizona wants me to live with them) Tenant will not leave. Do I have to have more of a reason to evict them ? I tell them they are on a month to month lease. They want to stay for 1-2 years.

No, not if your tenant is now on a month to month lease, but you would still need to

follow through with the legal procedures in the general district court required to process an

eviction if this tenant continues to refuse to vacate your property.
