Legal Question in Real Estate Law in Virginia

I own a home in Fredericksburg Virginia and went through a property management company to rent my home while i was away for about half a year. I signed the contract stating that I would hand the keys over to them on March 1st of this upcoming year. I had a phone conversation stating that I might be able to hand them the keys 1 month sooner but never signed any document stating that I would do so. During the time frame I decided to not rent my home out because of other reasons. On the day I was going to call and cancel my agreement with the rental company, I received a call from them asking if February 1st was still a good date to get renters in, cause they said they had someone there wanting to sign the lease; I replied with that circumstances have changed and that I will not be renting out my home. A few minutes later I got a phone call saying since I was canceling my contract with the property management company I would have to pay them the leasing contract fee, but I never have given them a solid date on when the new tenant would be moving in and when the keys would be turned over to the management company.

Question is, do I have to pay for a leasing fee, when the rental property company signed a contract before a solid date was established by the property owner and that the lease was signed after the property owner told them that the house was no longer available for rent. Because no confirmed date was given that the house would be available sooner and the tenant contract was signed for a sooner date then the original document which stated March 1st rather than February 1st.
