Legal Question in Real Estate Law in Virginia

My neighbor's large tree near our property line drops limbs on my detached garage and the roots are damaging the concrete floor. What are my options. I live in VA.

You have the right to have the tree limbs trimmed back to the property

line(without harming the tree) , and, if necessary, to sue this neighbor for the damages being caused to your concrete floor by the tree's roots.
