rental lease

i am in a rental lease, requiring 60 days notice to break, and an extra months rent. this apartment has cockroaches, they have sprayed, but it isn't working. i want to move out without having to pay all of this money, i am in goodstanding with the landlord. is there a legal way to get out of this lease?

Sure, just go talk to the landlord and see whether he'll allow you to terminate your lease prematurely due to the persistent cockroach infestation.

However, if by chance you're thinking of the legal remedy known as constructive eviction as a means of removing yourself from the bugs, you might as well know now that it'll take much more than the cockroaches which you've described to successfully avail yourself of this particular remedy.
