We have up no trespassing and Keep out sings up but ther are three little boys that keep geting in and playing we have told there mom & dad to keep them out. If they get hurt are accountable, if we get them to sing a paper saying we are not accountable and that they are will that help us if the boys get hurt.

If you have what the law characterizes as an attractive private nuisance which the little boys might understandably find very compelling to fill their play time, having their parents sign a piece of paper ostensibly insulating you from liability for harm that they might incur while being on your property will very likely not have this desired effect, and you could very well be found to be liable in a court of law for any injuries which the boys might recieve from this attractive nuisance situated upon your property and for which you failed to take the appropriate protective measures.
