I'm in Virginia and I want to rent a bedroom with a private bathroom in my town house. Can I do that without giving access to the kitchen, dryer and washer at all? The tenant can have a small stove and tiny fridge in the room.

Sure, unless some local ordinance in the jurisdiction in which you
currently reside would prohibit such a rental (not too likely in my opinion).
