Legal Question in Civil Litigation in Washington

release or waiver form

A relative of mine is planning on leasing her house to another party who will be using the property to conduct an adult family home business (where patients will be cared for by licensed caretakers). My questions are (1) Should she prepare a residential or commercial lease agreement? (2) What type of legal form should she prepare to release her from any liability related to the business taking place in the property? Thank you very much!

It seems to me that she can provide for most of the concerns in the lease itself. However, something out of a simple form book isn't going to be sufficient. The allocation of risks, responsibilities for obtaining insurance, etc. should be spelled out in some detail.
